Check each step before listing your property. When everything is complete, you are ready to request a realistic selling strategy and go to market.
1. Estimate your market value
Start with a realistic price range based on location, size, condition, sea views, pool, terrace, garage and local €/m² data.
2. Find your original purchase price
Use your purchase deed to confirm the original acquisition price. This is essential for estimating capital gains tax.
3. Collect purchase cost proof
Gather invoices and receipts for ITP, VAT, AJD, notary, registry and legal fees paid when buying.
4. Check your cadastral data
Confirm the cadastral reference, cadastral land value and property details. This helps with Plusvalía Municipal and property identification.
5. Estimate Plusvalía Municipal
This local municipal tax depends on the cadastral land value, municipality and ownership period. It usually applies to urban land.
6. Confirm tax residency
Spanish residents and non-residents are taxed differently. Non-resident sellers normally face a 3% withholding at completion.
7. Check possible exemptions
If you are a Spanish tax resident, over 65, selling your habitual home or reinvesting into another main residence, exemptions may apply.
8. Gather renovation invoices
Documented capital improvements may increase acquisition value and reduce taxable gain. Simple maintenance is usually different.
9. Prepare Energy Performance Certificate
In Andalusia, the energy certificate is registered with the regional energy certificate registry and is normally required for selling.
10. Review mortgage cancellation if applicable
If a mortgage is still registered against the property, cancellation costs and registry steps may be needed before or at completion.
11. Estimate selling taxes and fees
Calculate capital gains tax, Plusvalía Municipal, agency fee, lawyer fee, certificates and likely net proceeds before accepting an offer.
12. Set your listing strategy
Agree the asking price, expected negotiation range, target buyer profile, marketing plan, photography and international exposure.
