Dónde comprar una vivienda en España: Comparación de las principales regiones

Mapa de España mostrando regiones para comprar propiedades incluyendo Costa del Sol Alicante Valencia y Murcia

Although Spain has many beautiful places to buy property, not all regions offer the same lifestyle, climate or long-term investment potential. From my experience of working with international buyers on the Costa del Sol over the years, I have noticed that many people initially consider several areas before eventually focusing on one that best aligns with their priorities.

When we first came to Spain, we stayed in Valencia for about six months. However, we didn’t really like the vibe, so we eventually moved to Torremolinos and later to Benalmádena on the Costa del Sol. We have been here for over nine years now.

Below is a simple overview of the main regions that foreigners consider when comprar una propiedad en España, including information on their climate, estilo de vida, prices y el pros and cons of each region.

Inland Spain (Away From the Coast)

Inland Spain encompasses vast swathes of regions such as Castilla-La Mancha, Extremadura and the interior of Andalucía. There are some really beautiful and charming places, but I can’t see myself living there.

Climate:

Summers here can be extremely hot, often exceeding 40°C, while winters can be surprisingly cold. As these areas are far from the sea, temperatures fluctuate much more.

Lifestyle and vibe:

Life is traditional and slow-paced. Many towns are small and authentic with little international tourism influence. Some regions remain very pure culturally and are largely Spanish.

Precios de las propiedades:

  • Property prices are among the lowest in Spain
  • Apartments cost between €50,000 and €150,000
  • Villas and houses cost between €120,000 and €300,000

However, rental demand is usually limited, which makes these areas less attractive for investment.

Advantages:

  • Very affordable property
  • Authentic Spanish lifestyle
  • Quiet and peaceful environment

Disadvantages:

  • Extremely hot summers.
  • Limited international community
  • Fewer job and rental opportunities
  • Far from major airports and coastlines

For most international buyers looking for a certain lifestyle and accessibility, inland Spain is usually not the first choice.

Northern Spain (Near the French Border)

Northern Spain comprises regions such as the Basque Country, Cantabria, Asturias and Galicia. I have always wanted to visit this part of Spain, but it is too far away for us to visit at the moment — we live exactly 1,000 km (620 miles) away — and we have never had a specific reason to go there. That’s why I cannot share information about the local lifestyle.

Climate:

This area has a much cooler climate than the south. Summers are mild, but winters can be cold, rainy and windy, especially near the Atlantic coast.

The north is incredibly green and beautiful. Many areas resemble northern Europe, with forests, cliffs and dramatic coastlines. The culture is strong and very local.

Precios de las propiedades:

  • Apartments: €180,000–€400,000
  • Houses: €300,000–€800,000

Tourism is lower than in Mediterranean regions and many towns remain predominantly Spanish.

Advantages:

  • Very green landscapes
  • Unique culture and cuisine
  • Less mass tourism

Disadvantages:

  • Rainy and windy climate
  • Shorter summer season
  • Smaller international expat communities

For buyers seeking a life of sun and beaches, the northern coast may feel too similar to northern Europe.

Alicante and Costa Blanca

Mediterranean coastline in the Costa Blanca region near Alicante, popular with international property buyers.

The Costa Blanca, particularly the Alicante area, is one of the most popular destinations among foreign buyers. I have visited the Alicante area many times, and in April and October it is pleasant with moderate temperatures and no crowds. But it gets boiling hot in the summer.

Alicante had a record-breaking year for tourism in 2025. Over 1.5 million people visited the city, and nearly 20 million passengers passed through Alicante-Elche Airport. This marked an 8.5% increase in air traffic.

Climate:

Hot summers and mild winters. However, some inland areas become very dry and hot during the peak summer months.

Lifestyle and vibe:

This region is home to large international communities, particularly British expats, as well as a very strong Russian-speaking community. Tourism is strong, and many towns have an international feel.

Precios de las propiedades:

  • Apartments: €120,000–€300,000
  • Villas: €250,000–€600,000

Compared to the Costa del Sol, property here is usually more affordable.

Advantages:

  • Lower property prices
  • Large expat community
  • Good beaches and infrastructure

Disadvantages:

  • Some areas feel heavily geared towards tourism
  • There is less greenery and natural scenery
  • Certain towns feel overdeveloped

Many buyers start their search here because of the prices, but then look further south.

Valencia and Barcelona Region

As I mentioned, I lived here for six months, almost in the centre of Valencia. However, I really cannot imagine living in a normal apartment anymore (indoor lifestyle). The eastern coast around Valencia and Barcelona offers a different lifestyle to that in resort areas.

Climate:

Mediterranean, with hot summers and mild winters.

Lifestyle and vibe: These areas are large cities with strong local economies and cultures. However, the urban environment means there are fewer quiet, coastal, residential areas than in southern Spain.

Precios de las propiedades:

Green spaces can be limited, and some areas are heavily affected by tourism.

Advantages:

  • Strong city infrastructure
  • International airports and business opportunities
  • Rich cultural life

Disadvantages:

  • Higher prices in central areas
  • Crowded and tourist-heavy districts
  • A less relaxed coastal lifestyle

These regions are more appealing to people seeking city life than a slower Mediterranean pace.

Murcia and the Costa Cálida

Murcia is one of the most affordable coastal regions in Spain. Having passed by many times, I was shocked to see how the agricultural sector farms the land from satellite pictures. It’s all wheat, divided into small squares. During the harvest season, there is a lot of truck traffic around, transporting the vegetables and fruit produced here. However, the region is not very green in terms of natural forests.

Climate:

Summers are extremely hot, with temperatures frequently reaching 40°C. Winters are mild and sunny.

Lifestyle and vibe: Murcia is known as Spain’s agricultural capital, producing much of the country’s fruit and vegetables. Many towns remain local and traditional.

Precios de las propiedades:

  • Apartments: €90,000–€220,000
  • Villas: €200,000–€450,000.

Because prices are lower, the region attracts budget buyers and investors.

Advantages:

  • Very affordable property
  • Authentic Spanish lifestyle
  • Growing golf resort developments

Disadvantages:

  • Extremely hot summers.
  • Smaller international community
  • Fewer direct international flight connections

Costa del Sol – The Premium Choice for International Buyers

Mediterranean coastline and seaside homes on the Costa del Sol Spain
Beautiful Mediterranean coastline and residential areas along the Costa del Sol.

I am so happy to call it home! The Costa del Sol, which includes Marbella, Estepona, Benalmádena y Mijas, is one of the most desirable property markets in Spain. It’s extremely safe y child- and pet-friendly, with lots of green spaces and playas increíbles. It’s also extremely well connected to the rest of the world. There are over 27 international schools in the area, which makes it a perfect choice for investors and families. Sin embargo, el peaceful towns and villages are also very attractive to retirees and second home buyers.

Climate:

One of the biggest advantages is the mild, Mediterranean climate. Summers are warm, moderated by the sea, and winters are pleasant. The region enjoys around 320 sunny days per year.

Lifestyle and vibe:

This area offers a balance of lifestyle, infraestructura y international accessibility. You will find:

  • Beaches and campos de golf
  • International schools
  • Modern hospitals
  • Excellent restaurants and marinas

It is these features that attract buyers from Germany, el Netherlands, Scandinavia, el Reino Unido, el United States and, increasingly, Australia to the Costa del Sol.

Precios de las propiedades:

Aunque prices are higher than in many other regions, the market is strong and stable.

Advantages:

  • Excellent climate year-round
  • Strong property market
  • Large international community
  • There is a major international airport in Málaga (AGP)
  • High rental demand

Disadvantages:

  • Higher prices compared to other regions
  • Popular areas can be competitive

From my experience of working with international buyers, many people initially explore several regions of Spain. However, after comparing factors such as climate, accessibility and lifestyle, they often return to the Costa del Sol.

Its combination of sunshine, infrastructure and long-term property value makes it one of the most attractive places in Spain to buy property.

If you’re still unsure about the process of buying a property in Spain, take a look at our comprehensive guide.

I hope it gives you a better idea of what you want, what you like and where you could live. I might be biased, but if the Costa del Sol wasn’t the best region, I wouldn’t want you to be my neighbour.

Thank you for reading.

Best regards from Benalmádena,

Izidor
