How Much Does Property Cost in Spain? | Average Prices by Region | February 2026

How much is property in Spain in 2026 concept image showing house in shopping cart and Spanish property market price trends

A few weeks ago, I had an interesting conversation with an elderly German woman who was viewing properties on the Costa del Sol. She told me: ‘I checked the prices two years ago. Don’t offer me overpriced properties.’

The truth is that property prices in many parts of Spain have changed significantly over the past two years. In some cities on the Costa del Sol, such as Fuengirola, prices have risen by around 20% over the past twelve months.

When discussing property prices in Spain, it is important to remember that these are average prices across all property types. For example, a luxury villa can easily cost twice as much per square metre as a simple two-bedroom apartment. Location, amenities, sea views and proximity to services can all dramatically influence the price.

The figures below are based on Idealista market statistics from February 2026 and represent the average price per square metre of properties for sale.

Property Prices on the Costa del Sol (Málaga Province)

At Costa Prime Realty, we operate in the Costa del Sol, one of the most desirable real estate markets in Spain. Strong international demand, lifestyle factors and the limited availability of coastal land have all contributed to pushing prices higher than the national average.

Bear in mind that properties in the same city can vary greatly in price per square metre. For example, a luxury villa in Marbella with sea views can easily exceed €10,000 per m², whereas a two-bedroom apartment further inland may be much more affordable.

The key factors for buyers asking how much it costs to buy property in Spain are always the same: location, amenities, views and proximity to services.

So, the right questions to ask are: ‘How much does the property I want cost?’ and ‘Can I afford it?’

If the answer to the second question is yes, I would advise you not to wait — reserve it if it meets your expectations. Properties in this market are in high demand and sell in under three months on average, with some selling in under a week.

If you are exploring the Costa del Sol property market and would like to know about current prices or investment opportunities, I would be happy to help.
